Your Booking
All reservations will remain provisional until confirmed by the payment of a deposit. The owners of Quinta dos Cochichos should be clearly informed of all guests staying on the premises, including children, at the time of the booking. The number of guests must not exceed the total allowed in the room description. The person on whose behalf the reservation is made acts on behalf of all other guests and is responsible for all obligations to the Guesthouse.
Your Data / SEF
All holiday rentals have an obligation to inform the SEF (Service of Foreigners and Frontiers) of its guests, as well as the respective identity data and period of stay. This information includes all guests including infants. This will be requested by email. In default of this information, any entrance codes will not be available and guests will not be able to enter the apartment.
Rates and Payments
The prices published on our website www.cochichosfarm.com are per night and include VAT. In all bookings, a one time cleaning fee of €50 and a touristic tax (information is given on the email) will be added to the published price. For all internet bookings via online booking agents, we kindly ask our guests to read their terms and conditions. Prices, restrictions and / or cancellation policies may differ slightly from site to site, depending on the terms and conditions of these platforms. Payments are made by bank transfer and the details are provided by email at the time of booking. A 50% deposit secures your booking and we allow up to 1 week for the deposit to be paid after receipt of the booking confirmation. The remaining 50% installment shall be paid until 2 weeks prior to check-in. After the last and second payment, the entrance code to the main outside gate and the one for the apartment, will be sent to the client. If payments are still due, guests will not be able to enter the apartments. If payment is not credited to the bank within a reasonable time, the reservation will be considered null and this information will be sent to the customer by email. Once the booking has been agreed, a confirmation is sent by email with the details of the transfer for payment. By paying the deposit, you are agreeing to the terms and conditions set forth herein, including cancellation policies.
Cancellations and Amendments
Any changes in advance or during the stay by the client, as well as any cancellation made by the client, must be confirmed by Quinta dos Cochichos either by letter or by email. The booking dates can be changed within the cancellation policy. The rooms and prices are subject to availability. Cancellation periods are as follows:
- Cancellation up to 1 month before arrival: 100% refund
- Cancellation between 1 month and 2 weeks before arrival: 50% refund
- Cancellation between 2 weeks and 1 day prior to arrival: no refund
- Same day cancellation or no-show: no refund
In case of early departure from the contracted nights, there will be no refund of amounts already paid. Non-attendance without prior written communication (email) on the expected date of arrival will be considered "no-show" (withdrawal without cancellation). The vacancy will remain available until 24h00 on the day of check-in. After this period the reservation will be cancelled (with retention of 100% of the amount paid), making the vacancy available to another interested party. There will be no refund of the total value of the reservation already made, whether in cash, checks, transfer or credit of nights. In case of early departure, at any moment after the check in, there will be no refund of any sort, including credit of nights, resulting in the total loss of the amount already paid for the stay.
Privacy policy
All your personal information, such as name, address, e-mail address and telephone number, will be kept secure in order to prevent any access to your privacy. The information is confidential and will only be used as support in your relationship with Quinta dos Cochichos and before Portuguese Law. Events out of control
The owners of Quinta dos Cochichos, do not consider themselves responsible for failure to supply or delay the provision of accommodation, or any other facilities, as a result of events outside their control, such as extreme weather, interruption or failure of electricity, gas or electricity. water, acts of God, including floods, fires, earthquakes, gales or natural disasters, collapse of building structures, equipment failure, fire, explosion or accidental damage and any other act or event beyond the reasonable control of the owners. This also includes any present or future consequences resulting from infection from Covid19. If no availability, Cochichos’ Farm cannot be responsible to accommodate guests in case of isolation. In case of availability, rates will be applied as normal during the time of isolation.
General
The house is guaranteed for occupancy between 15h00 and 16h00. When available, it can be taken before this time. We ask our guests to free their homes until 10h30 at the latest on the day of departure. All bed linen and towels are included in the price of the accommodation. These are changed once a week and a simple cleaning of the house is carried out weekly for stays longer then 7 days. For 1 week stays, there is place for a a thorough cleaning. Cots and other baby items are provided free of charge, baby cots must be reserved in advance and are subject to availability. All children under 6 years old inclusive, stay for free. We do not have washing machine available, we refer to public laundries. Smoking is not allowed indoors. No pets allowed. To avoid irreversible wear and tear on the pool liner, especially due to using sunscreens, we kindly ask you to take a shower before entering the pool. For safety reasons, we also ask you to avoid carrying any sharp objects, such as glasses and glass bottles, into the pool area. Any objects inside the houses should not leave Quinta dos Cochichos, Including pool towels. We advise our guests to take out insurance to cover the cost of a possible cancellation. Proper travel insurance and personal accident insurance is also advisable. Quinta dos Cochichos has got the Tourism Certification of Portugal (Clean and Safe), in the framework of Covid-19, certifying that the Guesthouse follows the criteria of hygiene and disinfection. However, Quinta dos Cochichos is not responsible in case of infection, illness or any other situation of suspected contagion due to Covid-19 or other. The terms of these conditions are governed by the Portuguese Law and Jurisdiction.
